Buying a Home - Direct or Through a Broker

These are one of the first questions usually asked when buying a newly built property, a used home, or even renting a property. If someone in your family is qualified to buy a home in a sound location, at the right price, the services of a licensed real estate broker may not be necessary. If there is no one within your family who knows the ins and outs of property buying, the real estate broker will save the buyer time, effort, and money, even though he earns a commission from the seller.


The broker possesses a stock of listings which he has inspected, and is in a position to know which property suits you best based on your requirements. When you make an offer to purchase a property, the professional broker is usually able to negotiate more skillfully on your behalf. However, a few brokers having connections with the seller just intend to dispose of the property at the fastest time possible. Combine those with some earning a higher mark-up plus commission besides the sellers original price, will make for an expensive purchase.


Whether with or without the help from a broker, it is always best to negotiate for the most fair price to both parties involved.

Over-building. A term describing the practice of investing money in a home that is unlikely to be recovered, due to surrounding properties. An example would be adding three bedrooms to a home, for a total of six bedrooms, when surrounding homes only have three bedrooms.
